Tom will inspect every inch of the house. He will inspect the exterior, climb the roof if possible, then proceed to the basement or crawlspace. Don’t worry if he disappears for a while. The basement/crawlspace is the heart and soul of the house and it takes time to properly examine all its components. Upon completion of the basement Tom will enter the attic if possible and then go room to room inspecting every visual nook and cranny.
Clients are encouraged to be present and ask questions. Upon completion of the inspection the client will be debriefed. He will provide you with a detailed report with pictures.

WHAT IS A HOME INSPECTION?
A home inspection is a visual, real time analysis of the current state of the home.
HOW LONG DOES A HOME INSPECTION TAKE?
The average home inspection takes approximately 2 ½ hours. This can vary based on size and condition.
WHY DO I NEED A HOME INSPECTION:?
You need a home inspection to have a trained set of eyes identify safety hazards and defects that can be costly to repair.
WHEN DO I CALL A HOME INSPECTOR?
Tom always appreciates a call to touch base and answer any questions. The inspection will be booked upon acceptance of the offer to purchase.
CAN A HOUSE FAIL AN INSPECTION?
The job of a home inspector is to point out defects that can be costly to repair. Tom will never encourage or discourage a client from purchasing a home.
WHAT IF THE REPORT REVEALS PROBLEMS?
Tom will provide estimates of the cost to repair defects based on his extensive construction experience if he is comfortable that the cost wil be 90% accurate. Otherwise, further evaluation by a qualified contractor will be recommended.
DO I HAVE TO ATTEND THE INSPECTION?
It is strongly recommended that the client attend the inspection. This is a great opportunity to learn how all the mechanical systems work. Additionally, Tom is happy to point out maintenance issues. Lastly, defects are best seen in person, as opposed to pictures in a report.
DO NEW HOMES NEED AN INSPECTION?
New homes should be inspected. Although NY mandates warranty periods on new construction, the majority of “New Homes” are in fact renovations and are not subject to the warranty.
HOW DO I PAY FOR MY INSPECTION?
Cash, check, Venmo and Zelle are all accepted.
WHAT IF I HAVE A QUESTION AFTER THE INSPECTION?
All clients are clients for life. Tom will always be happy to answer questions whether they occur in a week a month or a year.
WHAT IF I NEED TOM TO RETURN FOR THE FINAL WALK THROUGH TO INSPECT DEFECTS SLATED FOR REPAIR?
Tom will return for a small fee based on the location of the property.
DOES A HOME INSPECTION INCLUDE CHECKING FOR TERMITES?
Tom is a licensed termite technician and will provide an NMPA-33 (termite report) as an additional service. Tom will however, identify any termite relate damage to the structure and make recommendations to repair/replace the compromised materials.
DOES A HOME INSPECTION INCLUDE CHECKING FOR MOLD?
During the inspection visible mold is identified.Tom will make recommendations for testing, which can be performed at the time of inspection at an additional charge.
DOES A HOME INSPECTION INCLUDE CHECKING FOR ASBESTOS?
Asbestos is common in older homes, and testing is available at an additional charge, When suspected asbestos is found in the home it will be identified in the report along with the safety hazards associated with the material.
DOES TOM CLIMB ROOFS TO INSPECT THEM?
Absolutely!!....Tom is able to climb on over 9 out of 10 roofs. As long as it is safe Tom will climb it. Why is that important? There is no better way to inspect the condition of the shingles, flashing, accessories and chimney than to view them directly.
